A Phase I Environmental Site Assessment, and its regulatory compliant version is known as a Stage 1 Preliminary Site Investigation, is a due diligence report that determines if there are potential environmental liabilities associated with a property.

These reports incorporate the findings from two main tasks: an inspection of the property and surroundings, and desktop research into historical and current operations.
